Is this an appraisal? Can I use it for financing?+

No. HomeUncovered is a data aggregation and statistical analysis tool. It is not a USPAP-compliant appraisal, professional home inspection, legal advice, or financial advice. Lenders will not accept it for financing purposes. Use it to research, compare, and negotiate — then hire a licensed inspector and appraiser before you close.

What data sources do you use?+

RentCast (comparable sales + AVM), FEMA National Flood Hazard Layer, EPA ECHO Superfund database + Safe Drinking Water Act violations, US Census ACS 5-year estimates, GreatSchools ratings, WalkScore, FBI Uniform Crime Reports, AirNow AQI, FCC Broadband data, and Google Street View. How long does the report take?+

Most reports complete in 20–45 seconds. Occasionally up to 60 seconds for rural addresses with slower government API responses. You will see a live step-by-step progress tracker while the report generates — no refresh needed.

What if the report fails or the data is incomplete?+

If the report fails entirely, your credit is automatically refunded. If some data sources are unavailable — for example, a rural address with no comparable sales — the report will note limited data and the confidence level will show as LOW. You keep the report and are not charged again.

Do pay-per-report credits expire?+

No. Single Report, 3-Pack, and 5-Pack credits never expire. Monthly subscription credits (Agent plans) reset at the start of each billing cycle. Unused monthly credits do not roll over.

Are reports available for all US properties?+

HomeUncovered works for any US residential address. Data completeness varies — urban areas with dense comparable sales will return HIGH confidence scores, while rural areas may show MEDIUM or LOW confidence due to limited comps. The report always states the confidence level and number of comparables used.
